    Does the seller actually own it, and what exactly does the registry say?

    Do the building permit, habitation certificate and permitted use agree?

The questions we get most often, answered honestly.

I know nothing about Portugal. Can we still work together?

Yes. Most of our clients are investing in Portugal for the first time. Reading the market, the rules and the areas on your behalf is most of the job.

Would you tell me a property is a bad investment?

We would. Our role is to set out the risks and the gaps plainly before you commit. If what we find is negative, we write that down with the same clarity.

Can I trust the rental income figures?

We do not simply pass on the seller's number. We check rents actually achieved in the area and occupancy through the year, and we show you where the figures come from.

Do you handle the legal work?

No, we are not lawyers. We examine the documents, flag anything missing or risky, and where it matters we recommend you instruct an independent lawyer.

How long does a review take?

Examining a single opportunity usually takes a few weeks. Most clients reach a decision within one to three months.

What if the review tells me not to buy — have I wasted the fee?

A review that stops a bad purchase has done exactly what you paid for. Either way you keep the written report and the document checklist, and both carry over to the next property you look at.

How is the fee set?

We charge a fixed advisory fee. We tell you the amount clearly in the first conversation, before any work begins. It does not change with the outcome, and we take no commission from any party. For scale: on a €400,000 purchase, tax, notary and legal costs alone come to over €37,000 before anything goes wrong, and a defect in the title or the use licence puts far more than that at risk.
